How Should Davie, FL Buyers Set an Offer Price in October 2026?
By Dick Lee
Davie, FLAn asking price is a starting point, not your instruction sheet. Before you prepare an offer, let's compare the home with similar completed sales and keep your financial comfort central.
The September 2026 market report covers Davie's single-family homes, condos, townhouses and apartments. For that combined residential scope, the report lists Sold to List Price % at 96.1%. Median Sold Price was $590,000, a measure of completed sales rather than a recommended offer. The Sold to List Price % does not establish an appropriate offer for an individual home.
I would not apply that percentage automatically to a listing, because your decision needs a comparison focused on this home. Differences in size, condition and features deserve attention before you decide whether the asking price makes sense. A lower offer price also needs workable terms, so consider financing and inspection requirements alongside the amount.
Choose recent sales of similar homes to review with me, noting differences that matter to your purchase. Confirm the maximum price you are comfortable offering with your lender, including the money needed at closing. Prepare your financing and inspection requirements before submitting, so a price discussion does not distract from protections you need.
