Your offer should reflect the specific home and a price you can comfortably afford. I want you to have a clear reason for that number before you commit, especially when additional space matters to your purchase.
The September 2026 market figures cover Lonsdale single-family homes, condos, townhouses and apartments. For that residential scope, the median sold price was $345,250. The reported sold-to-list-price percentage was 100.2%. The report lists 1.5 months of inventory.
The townwide sold-to-list-price percentage cannot set your personal offer limit. I would compare recent sales of similar homes before deciding whether a particular asking price makes sense. Paying more for useful space deserves a separate affordability check rather than an automatic increase in your offer.
Ask your lender to explain the payment and money needed at closing for the price you are considering. Identify your must-have features, then review differences in size, condition and features with me against similar completed sales. Write down the maximum price you are comfortable offering and review the financing and inspection requirements before submitting.
