A reasonable offer should reflect the home, your finances and the protections you need. Before you commit, I want you to understand both the price you propose and the obligations you accept.
For Lutz single-family homes, condos, townhouses and apartments, the September 2026 report gives a sold-to-list price percentage of 98.3%. The median sold price was $597,000. Months of inventory were 3.3. The sold-to-list price percentage does not identify how many transactions were above list price.
The townwide sold-to-list price percentage cannot set your personal offer limit. I would weigh similar completed sales and the home's condition before discussing a reasonable offer range. Price and conditions in the offer, such as financing or inspection requirements, should work together rather than compete for attention.
Compare recent sales of similar homes with me and identify which differences matter to the offer you are considering. Confirm your financing requirements with the lender before choosing terms that depend on loan approval. Set the maximum price you are comfortable offering and review inspection protections before changing the offer conditions.
