Choose an Asking Price for Your Princeton, TX Home in October 2026
By Shi Fayiga
Princeton, TXChoosing your asking price means balancing your goals with evidence relevant to your home. My starting point is a review of similar completed sales, not a townwide benchmark.
The September 2026 market report lists a Median Sold Price of $278,964 for Princeton single-family homes, condos, townhouses and apartments. The Median List Price for active listings at month-end was $320,490. The report lists a Sold to List Price % of 96.8%. Active listings and completed sales represent different groups of homes, so their median prices do not establish a negotiated discount.
Your home's size, condition and features deserve closer attention than either townwide price when setting an asking price. I would use completed sales to assess price support and listed homes to understand the alternatives a buyer could consider. Starting with an ambitious asking price involves a tradeoff: it expresses your goal but still needs a persuasive basis.
Prepare a list of improvements and unresolved repair needs so we can make clear comparisons with similar homes. Review recent sales of similar homes with me, discussing differences in size, condition and features before choosing a price. Decide what feedback would prompt a pricing review rather than committing to an asking price without a reassessment plan.
