How Should Alexandria, VA Buyers Set a Budget in October 2026?
Alexandria, VAYour purchase budget should start with what you can comfortably afford, not a citywide price. I want you to have a clear boundary before an appealing home makes that decision more complicated. That boundary should account for the responsibilities of ownership as well as the features that make a home appealing.
The September 2026 market report covers Alexandria single-family homes, condos, townhouses and apartments. Median Sold Price was $650,000 for homes that sold during the month. Median Estimated Property Value was $716,240. Estimated property values are generated by a valuation model and are not formal appraisals.
I would use the median sold price as background, not as a spending target, because the homes included may differ substantially from the property you want. A model estimate also cannot tell us whether a particular home fits your finances or deserves its asking price, especially when condition and property features need closer review. The useful comparison is between your intended purchase and similar homes that actually sold, with attention to differences rather than an assumption that the citywide median applies.
Ask your lender to explain the payment and money needed at closing at a price you are considering, including how taxes, insurance and applicable association fees affect affordability. Choose must-have features before touring so optional upgrades do not quietly redefine your budget, and leave room for maintenance needs that may become apparent during inspections. Review recent sales of similar homes with me, including differences in condition, size and features, before deciding what to offer or how much flexibility your budget allows.
