Choose an Asking Price for Your Ontario, CA Home in October 2026
By Ashley Kay
Ontario, CAA useful asking price starts with homes genuinely similar to yours, not a townwide price alone. Let's give your home's condition and features careful attention before choosing where to start.
For Ontario single-family homes, condos, townhouses and apartments, the latest market report lists a typical asking price among homes listed for sale of $650,000. The typical sale price was $680,000. The number of homes sold in the latest market report was 49. Asking prices and sale prices describe listed versus sold groups, so their difference does not establish a negotiation result.
I would use completed sales to discuss a supported price range and listed homes to assess your competition. Starting with an ambitious asking price requires a clear rationale tied to your home, rather than the highest nearby listing. Preparation deserves a separate decision because repairs and presentation expenses should reflect your priorities, not a townwide price.
Review recent sales of similar homes with me, focusing on differences in size, condition and features. Consider competing listings separately and identify which features a buyer could reasonably compare with your home. Choose an asking price and agree on how we will review feedback before deciding whether a change is appropriate.
