Choose an Asking Price for Your Montgomery, TX Home in October 2026
By Roger Morton
Montgomery, TXChoosing your asking price means balancing your goals with evidence relevant to your home. I suggest beginning with similar completed sales, then considering the listings a buyer could compare.
The September 2026 market report covers Montgomery single-family homes, condos, townhouses and apartments, with a median sold price of $395,500. The median list price for month-end active listings was $434,990. Months of inventory stood at 7.08. The median list price and median sold price describe active and sold groups, not a pricing result for the same homes.
A townwide price cannot account for your home's condition, size or features, so it should not dictate your asking price. Starting with an ambitious asking price is a choice to examine carefully, not a conclusion supported by the active-listing median. My priority is an asking price we can explain using relevant comparisons rather than a desired outcome alone.
Prepare a list of improvements and known condition concerns so we can review differences in size, condition and features together. Compare recent sales of similar homes, and consider homes listed for sale separately when discussing your starting price. Decide which new information would justify reconsidering the price, rather than changing it simply because time has passed.
