Choosing an asking price deserves a comparison focused on your home. My starting point is recent sales of similar homes, with careful attention to condition, size and features.
The latest market report gives a typical sale price of $827,000 for Simi Valley single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $819,000. The estimated value of a typical home was $857,070. That estimated value comes from a valuation model and is not a formal appraisal or a completed-sale price.
I would use these figures for context, then narrow the discussion to homes that genuinely resemble yours. A model estimate cannot account for your pricing decision as precisely as a careful review of relevant sales and property differences. Starting with an ambitious asking price is a choice to examine carefully, not a strategy justified by a higher townwide estimate.
Gather accurate information about your home's size, improvements and condition so we can identify the most useful comparisons. Review recent sales of similar homes with me, discussing differences rather than treating every nearby sale as equally relevant. Consider homes listed for sale separately to understand asking-price alternatives, then decide what supports your proposed starting price.
