Choosing your asking price deserves a comparison focused on your home. My starting point is recent sales of similar homes, with competing listings considered separately.
The September 2026 market figures cover Littleton's single-family homes, condos, townhouses and apartments. The median sold price was $629,000, while the median list price for active listings in the end-of-month snapshot was $575,000. The median estimated property value was $664,150. That estimated value comes from a valuation model and is not a formal appraisal or completed sale price.
None of these townwide figures establishes the right asking price for your individual property. I would give the most relevant completed sales careful attention, then examine how your home's condition and features compare. Starting with an ambitious asking price is a choice to discuss, not a conclusion supported by an estimated value.
Prepare a list of improvements, known repair needs and features that affect comparisons with similar homes. Review recent sales of similar homes with me, and discuss competing asking prices as a separate part of the decision. Decide how you will assess inquiries and home visits after launch so any pricing review follows a clear plan.
