A sensible offer starts with the home, your budget and the protections you need. Let's make those decisions deliberately rather than copying a townwide percentage.
In September 2026, Littleton's reported sold-to-list price percentage was 98.6%. The median sold price was $629,000. These figures cover single-family homes, condos, townhouses and apartments. The sold-to-list price percentage does not establish the result for an individual home.
An asking price deserves examination, but the reported percentage is not a formula for what you should offer. I would weigh recent sales of similar homes alongside the property's condition and the financial limit you have established. Price matters, and the financing and inspection requirements also deserve attention before you commit to the proposed terms.
Review differences in size, condition and features with me to develop a reasonable offer range for the home. Confirm your financing details with your lender and decide the maximum price you are comfortable offering before negotiation. Discuss the conditions in the offer, such as financing or inspection requirements, and understand the risks before changing them.
