Start with a comfortable payment, not a townwide price, when setting your purchase budget. I want your search to reflect what you can afford while leaving room for the responsibilities that come with ownership.
The report's September 2026 metrics cover Lone Tree single-family homes, condos, townhouses and apartments. The median sold price for homes sold during that month was $1,060,500. The median list price for active listings in the end-of-month snapshot was $825,000. These median list and sold prices describe different property groups, rather than a personalized purchase budget.
Local prices give you context, but they cannot establish the monthly payment that fits your finances. I would separate your comfortable spending level from the amount a lender might approve. That distinction helps you compare homes without treating a higher approval amount as a reason to spend more.
Ask your lender to explain payments, fees and the money needed at closing for the homes you are considering. List your must-have features and identify which preferences you could change before increasing your budget. Review recent sales of similar homes with me to connect your spending plan to a focused search.
