Choosing an asking price deserves more than a townwide benchmark. Start with recent sales of similar homes, and let me help you connect those comparisons to your home's condition and features.
The September 2026 market report covers Fraser single-family homes, condos, townhouses and apartments. The median sold price was $240,000, providing a townwide reference for completed transactions. The median list price for active listings at the end of September 2026 was $269,950, describing that snapshot rather than completed sales. The median estimated property value was $244,900, a model-based estimate rather than a formal appraisal.
Those figures do not establish the value of an individual home, so I would not select your price from them alone. Asking prices and sale prices describe different groups, and their difference does not reveal a negotiated discount. A useful starting price reflects relevant completed sales while accounting for the alternatives a buyer can consider.
Review recent sales of similar homes with me, focusing on size, condition and features before choosing an asking price. Examine competing listings separately to understand how your home's price and presentation would compare. Decide what feedback would justify reconsidering the price, rather than making changes without a clear reason.
