Set Your Tempe, AZ Home's Asking Price for October 2026
By Jeff Setlow
Tempe, AZChoosing your asking price means balancing your goals with evidence relevant to your home. My starting point is a review of recent sales of similar homes, followed by a separate look at competing listings. That separation helps keep your pricing decision grounded in what buyers have actually paid, rather than what other sellers hope to receive.
The September 2026 market report covers Tempe single-family homes, condos, townhouses, and apartments. The Median Sold Price for sold listings was $450,000. The Median List Price for active listings at month-end was $469,450. The report recorded 526 active listings at month-end, rather than that many newly listed properties during the month.
I would not assign your home a price simply because it sits near a townwide figure, particularly when the report combines different residential property types. Completed sales help ground the discussion, while other asking prices provide a separate view of the choices buyers might compare. Asking prices and completed sale prices describe different groups, so their difference does not establish a negotiated discount.
Prepare a list of improvements and condition issues so we can review differences in size, condition, and features together without overlooking important details. Compare relevant completed sales first, then examine similar listings separately rather than treating their asking prices as achieved results. Decide what feedback would justify revisiting your asking price before putting the home on the market, and distinguish repeated concerns from isolated opinions.
