Your purchase budget should begin with costs you can comfortably afford, not a townwide price. I want your search to reflect that boundary while leaving room for the features that matter most to you.
For September 2026, the market report covering Winnetka's single-family homes, condos, townhouses and apartments lists a median sold price of $800,000. The median estimated property value was $839,000, a model-based estimate rather than a formal appraisal. Months of inventory stood at 3.17. These measurements provide local context, but none establishes the payment or purchase price that fits your finances.
I would separate what a lender approves from what you are comfortable spending each month. A home priced near the reported median sold price still needs a comparison focused on its condition, size and features. Keeping reserves available deserves consideration alongside your down payment, especially when repairs or other expenses remain uncertain.
Ask your lender to explain the payment, taxes, insurance and money needed at closing for homes you are considering. Write down your must-have features and distinguish them from preferences you could trade for a lower purchase price. Review recent sales of similar homes with me before setting the maximum price you are comfortable offering.
