A reasonable offer starts with the home you're considering and the maximum price you are comfortable offering. I'll help you weigh both without letting a townwide statistic decide for you.
For Oxford's single-family homes, condos, townhouses and apartments, the reported Sold to List Price % in September 2026 was 99.9%. The median sold price for that month was $410,000. There were 33 sold listings during that month. The reported sold-to-list price percentage does not establish how often individual homes sold above asking.
I wouldn't apply the reported relationship between sale prices and list prices mechanically to a home's asking price, because the home still needs its own comparison. That relationship cannot set your personal offer limit or establish whether a particular asking price is supported. Price also belongs alongside financing and inspection requirements, since changing those conditions can change the risks you accept.
Review recent sales of similar homes with me, paying attention to size, condition and features before choosing an offer price. Confirm your budget and money needed at closing with your lender, then write down the maximum price you are comfortable offering. Identify the financing and inspection protections you need before deciding whether to change any conditions in the offer.
