Choosing an asking price starts with similar homes, not the amount you hope to receive. I'll help you weigh those comparisons without losing sight of your sale goals.
The September 2026 market report covers Warren single-family homes, condos, townhouses, and apartments. Median Sold Price for Sold Listings was $230,000, providing a townwide reference for properties recorded as sold during the month. Median List Price for Active Listings was $189,450, reflecting properties in active status on the last day of the month. These medians describe different sold and active groups, so their difference does not measure a negotiated discount on the same homes.
Your starting price needs a comparison focused on your home, not a choice between these townwide figures. I would give the most weight to recent sales with relevant similarities in size, condition, and features. An ambitious asking price deserves careful examination because your preferred result is not itself evidence of what the home is worth.
Gather a list of improvements and any condition issues so we can compare your home accurately. Review recent sales of similar homes with me, then examine competing listings separately to understand asking-price alternatives. Decide which differences support your proposed price and which require further review before committing to it.
