Your home search should begin with a payment you can comfortably manage, not a townwide price. I'll help you connect that financial boundary to the homes you consider.
The September 2026 market figures cover McLean single-family homes, condos, townhouses, and apartments. The Median Sold Price was $1,557,900 for completed sales across those property types. The Median List Price for listings active at month-end was $1,327,495. These medians describe different active-listing and sold-property groups, not the cost of a particular home.
I would use those townwide figures as context, then build your search around your own financing and expenses. An asking price does not tell you whether the monthly payment leaves enough room for your other commitments. Choosing a lower purchase limit can preserve flexibility, although it may require reconsidering size, condition, or must-have features.
Ask your lender to explain the payment and money needed at closing for the price range you are considering. List your recurring obligations and a maintenance allowance before deciding the maximum price you are comfortable offering. Bring that limit and your must-have features to me so we can develop search criteria that respect both.
