Setting your asking price means balancing what you hope to receive with what similar homes support. My starting point is a careful comparison, not a townwide price applied automatically.
McLean's September 2026 market figures include single-family homes, condos, townhouses, and apartments. The Median Sold Price for completed sales was $1,557,900. The Median List Price for listings active at month-end was $1,327,495. The difference between these active-listing and sold-property groups does not establish a discount or an individual home's value.
Completed sales help ground our pricing discussion, while other asking prices show how listed homes are being offered. I would review differences in size, condition, and features with you before deciding which comparisons deserve the most weight. Starting with an ambitious asking price is a choice to examine carefully, not a conclusion supported by either townwide figure.
Gather details about your improvements, repair needs, and floor plan so the comparison reflects the home accurately. Review recent sales of similar homes with me, keeping completed transactions separate from homes still listed for sale. Decide what would prompt a pricing review after launch, using relevant feedback and updated comparisons rather than a preset promise.
