Price Your Scottsdale, AZ Home Thoughtfully in October 2026
By Jeff Setlow
Scottsdale, AZChoose your asking price through a review of similar homes, not by copying a townwide figure. Your home's differences deserve attention, and I'll help you weigh them carefully.
The September 2026 report covers Scottsdale single-family homes, condos, townhouses and apartments, and reports a median sold price of $950,000. The median list price for properties active at the end of September 2026 was $949,990. For September 2026 sold listings, the average sold-to-list price percentage was 97.03%. Active-listing asking prices and completed-sale prices describe different property groups, so their medians do not establish an individual home's value.
I would give recent sales of similar homes more weight than an asking price chosen without evidence of a completed sale. Starting with an ambitious asking price requires a clear rationale, not an assumption that negotiation will resolve any mismatch. The average percentage of asking price that homes sold for does not predict the result of pricing your home.
Gather details about your home's condition, improvements and features so we can review differences in size, condition and features together. Examine competing listings separately from completed sales to understand the alternatives a prospective buyer might consider. Decide what would prompt a pricing review before listing, keeping the decision tied to specific feedback and comparable properties.
