Choose an Asking Price for Your Spring, TX Home in October 2026
By Roger Morton
Spring, TXChoosing your asking price deserves a comparison focused on your home, not a quick match to a townwide number. Let's make the reasoning clear before you commit.
For Spring single-family homes, condos, townhouses and apartments, the September 2026 report gives a median sold price of $312,700 for reported completed sales. The median list price for listings active at month-end was $335,000, a measure of asking prices within that active group rather than completed transactions. The median estimated property value was $311,000, generated by a valuation model using public records and licensed listing data rather than a formal appraisal. These measurements describe different groups or methods, and the report cautions that its analysis may not include all available listing data within the geographical market.
I would give recent sales of similar homes more weight in your pricing discussion than a townwide reference alone, while examining what makes each comparison relevant. Size, condition, location and features deserve attention because the question is how your home compares, not which statistic makes the most appealing starting point. An ambitious asking price is a choice to evaluate carefully, not a strategy these figures prove will work or a substitute for property-specific market evidence.
Prepare a list of improvements and known repair needs, along with available documentation, so our pricing discussion reflects the home's actual condition rather than assumptions. Review recent sales of similar homes with me, examine active listings separately, and identify differences that help explain how buyers may compare your property. Decide which comparisons support your starting price and what feedback would justify reconsidering it, keeping your desired proceeds separate from the evidence supporting the asking price.
