What Should Buyers Offer in Spring, TX in October 2026?
By Roger Morton
Spring, TXA reasonable offer needs more than a standard percentage of the asking price. I'll help you connect the home's asking price, similar sales and your spending boundary.
The September 2026 market report records Spring's sold-to-list price percentage at 97.8%, retaining the metric's reported definition without characterizing it as an average. The reported property scope includes single-family homes, condos, townhouses and apartments, so this market-level measure is not specific to a home under consideration. The median sold price was $312,700 for reported completed sales, describing the middle of that sale-price distribution rather than an individual property's value. The sold-to-list price percentage does not establish how often homes sold above asking, explain the terms of individual transactions or prescribe an offer amount.
I would not turn the reported percentage into an automatic offer formula, because the asking price itself needs examination before it becomes a useful reference. A reasoned proposal should account for the home's condition and relevant completed sales, including differences that make an otherwise similar property a less useful comparison. Price belongs alongside financing and inspection requirements, rather than crowding those decisions out or encouraging you to accept obligations you have not fully considered.
Review recent sales of similar homes with me, identify meaningful differences in size, condition and features, and discuss how those differences affect your assessment. Set the maximum price you are comfortable offering before negotiating, allowing your household finances and anticipated ownership expenses to guide that boundary instead of the seller's expectations. Confirm the financing and inspection requirements you need, ask about any unclear contract language, and prepare an offer whose price and responsibilities you can explain.
