Which Repairs Should Spring, TX Sellers Prioritize in October 2026?
By Roger Morton
Spring, TXBefore preparing your home for sale, prioritize known problems and clear presentation over an automatic renovation list. I want each proposed expense to have a practical purpose.
The September 2026 market report gives Spring's median sold price as $312,700 for reported completed sales of single-family homes, condos, townhouses and apartments. The median list price for listings active at month-end was $335,000, describing asking prices within that group rather than the proceeds of completed transactions. These townwide figures describe different property groups and do not establish a repair budget, an appropriate asking price or the condition of your particular property. The reported price statistics do not identify which improvements produced a return, distinguish renovated homes from other homes or establish what influenced an individual sale.
My starting point would be the home's known condition, followed by work that makes its features easier to see and helps buyers understand what is being offered. An optional improvement deserves a separate decision from a repair addressing an identified problem, especially when the project would consume resources needed elsewhere in your sale. Spending more on preparation is not automatically better, and a polished appearance should never replace appropriate attention to known defects or accurate information about the property.
List known defects and gather available repair estimates so we can distinguish necessary work from optional changes, consulting qualified professionals where the underlying condition needs evaluation. Walk through the home with me to discuss clutter, lighting and visible maintenance before approving larger projects, keeping cosmetic preferences separate from unresolved repair questions. Choose a preparation budget you can afford, document completed work, and review disclosure questions with appropriate guidance rather than assuming every expense will increase the sale price.
