Your buying budget should begin with what fits your finances, not a townwide price. I want your search to leave room for the expenses that matter beyond the purchase itself.
For Herndon's single-family homes, condos, townhouses and apartments, the September 2026 median sold price was $755,000. The median list price of active listings at the end of September 2026 was $649,900. The median estimated property value was $793,650, based on a valuation model rather than a formal appraisal. The list-price and sold-price medians describe different property groups, so their difference does not establish a negotiated discount.
These townwide figures offer price context, but they cannot determine the payment or purchase price you can comfortably afford. I would keep your lender's borrowing limit separate from the monthly payment you actually want to make. Leaving room for maintenance and other ownership expenses makes the search more useful than simply choosing the largest approved loan.
Ask your lender to explain payments at possible purchase prices, including taxes, insurance and any applicable recurring fees. List the money needed at closing separately from the funds you want to retain after buying. Give me your comfortable payment range and must-have features so we can evaluate homes against both priorities.
