Choosing an asking price starts with a review of recent sales of similar homes. Your home's details deserve attention, and I would work through those differences with you before settling on a number.
Across Herndon's single-family homes, condos, townhouses and apartments, the September 2026 median sold price was $755,000. The median list price of active listings at the end of September 2026 was $649,900. The median estimated property value was $793,650. That estimate comes from a valuation model and is not a formal appraisal or a completed-sale price.
None of these townwide figures establishes what a buyer should pay for your particular home. My pricing advice would give greater attention to genuinely similar sales and separately examine the homes competing for a buyer's attention. Starting with an ambitious asking price requires a clear rationale rather than assuming a model estimate will justify it.
Prepare a list of improvements, known repair needs and features that distinguish your home from similar properties. Review differences in size, condition and features together before choosing an asking price. Agree on what feedback and competing listings we will review when deciding whether the asking price still makes sense.
