How Should Sellers Price Johnston, RI Homes in October 2026?
By Liz Kettelle
Johnston, RIChoose your asking price through a review of recent sales of similar homes, rather than copying a townwide figure. I'll help you separate useful comparisons from prices that only look relevant.
The September 2026 report covers Johnston single-family homes, condos, townhouses and apartments. The median list price of active listings at month-end was $499,900. The median sold price was $445,000, describing completed sales rather than asking prices. The reported sold-to-list-price percentage was 102%, which does not establish an individual home's result.
Those asking and sale prices cannot be subtracted to predict what you would negotiate or receive. I would give more weight to genuinely similar homes than to a townwide figure covering different property types. Starting with an ambitious asking price deserves careful discussion about its support, not an assumption that negotiation will resolve it.
Review differences in size, condition and features with me to identify which completed sales deserve the most attention. Consider homes listed for sale separately, verifying their status before treating them as alternatives a buyer could choose. Decide what feedback would prompt a pricing review so your next decision has a clear basis rather than guesswork.
