Making a Johnston, RI Home Offer in October 2026 Without Overstretching
By Liz Kettelle
Johnston, RIA sound offer starts with the home's value to you and a price supported by similar sales. Let's keep those priorities clear before you decide whether to raise your offer.
For September 2026, Johnston's reported sold-to-list-price percentage was 102%. The report covers single-family homes, condos, townhouses and apartments. The median sold price was $445,000 for the reported completed sales. The reported sold-to-list-price percentage does not identify how many homes sold above asking.
Townwide results cannot set your personal offer limit. I would assess the specific home's condition and similar completed sales before recommending a reasonable offer range. Financing and inspection requirements deserve their own discussion because a higher offer price does not resolve those risks.
Compare the home with similar completed sales, reviewing meaningful differences with me before choosing your proposed price. Confirm the maximum price you are comfortable offering and ask your lender to explain its payment implications. Review which financing and inspection protections you need before changing the offer conditions, including what each change would mean.
