An expired listing deserves a review, not an automatic price cut. Once your previous listing agreement has ended, I would help you identify what a fresh listing should do differently before deciding whether to relist.
For Victoria's single-family homes, condos, townhouses and apartments, the September 2026 median sold price was $639,950. The median list price for active listings at month-end was $625,000. Months of inventory stood at 2.38. Asking prices and sale prices describe different groups, so their difference does not establish a discount for your home.
I would use these townwide figures as context, not as a replacement asking price for your property. A relaunch should address specific questions about price, condition and how clearly the listing explains the home's features. Lowering the price without reviewing those questions leaves the central decision unfinished.
Gather your previous listing details and any written feedback so we can distinguish recurring concerns from isolated comments. Review recent sales of similar homes with me, then consider competing listings separately. Choose which repairs, photographs or description changes justify their cost before setting a new asking price.
