How Much Should Phoenix, AZ Buyers Offer in October 2026?
By Thoi Truong
Phoenix, AZThe right offer starts with similar completed sales and your financial limits, not a standard discount from asking price. I can work through those comparisons with you so your decision reflects the home you are considering.
For Phoenix single-family homes, condos, townhouses and apartments, the September 2026 median sold price was $450,000. The sold-to-list price percentage was 97.8%. There were 925 sold listings during September. Months of inventory stood at 4.46, calculated by dividing the month-end active listing count by the rolling twelve-month average of newly pending listings.
The marketwide sold-to-list price percentage cannot set your personal offer limit. I would weigh the home's condition and recent sales of similar homes before deciding whether its asking price supports your offer. A lower price also deserves careful consideration alongside financing and inspection requirements, rather than in isolation.
Set the maximum price you are comfortable offering after reviewing monthly costs and money needed at closing with your lender. Review differences in size, condition and features with me to establish a reasonable offer range. Identify the financing and inspection protections you need before deciding which terms you are willing to negotiate.
