How to Price Your Lakeville, MN Home for Sale in October 2026
By Justen Vos
Lakeville, MNChoosing your asking price starts with similar completed sales, not simply matching nearby listings. Your home's differences deserve attention, and I'd work through those details with you before settling on a number.
The September 2026 market figures cover Lakeville single-family homes, condos, townhouses and apartments. The median list price for listings active at month-end was $565,000. The median sold price for properties sold during the month was $524,950. The list-price and sold-price medians describe different property groups, so they do not establish a negotiated discount.
Advertised prices show what is being asked, while completed sales offer evidence of prices actually paid. Neither townwide figure determines where your particular home belongs. Starting with an ambitious asking price deserves careful consideration, but I would not use other listings alone to justify it.
Gather details about your home's condition, improvements and unfinished repairs so we can make meaningful comparisons with similar homes. Review recent sales of similar homes with me, then consider competing listings separately when discussing your asking price. Choose what would prompt a pricing review, such as a relevant completed sale or specific feedback from home visits.
