Choose an Asking Price for Your McKinney, TX Home in October 2026
By Garland Best
McKinney, TXYour asking price should begin with recent sales of similar homes, then account for competing listings. Getting that balance right deserves care, and I'll help you distinguish a defensible starting price from an ambitious target.
The September 2026 market report includes McKinney single-family homes, condos, townhouses, and apartments. The median list price for active listings at month-end was $529,999. The median sold price was $459,500, describing completed sales rather than homes still listed for sale. The reported sold-to-list price percentage was 97.1%, which does not predict your home's result.
Asking prices and sale prices describe listed versus sold groups, so their difference does not establish a negotiated discount. I would treat competing asking prices as context, not proof that a similar amount is achievable for your home. Starting with an ambitious asking price requires a clear reason grounded in your home's features and relevant completed sales.
Prepare a list of improvements and known condition issues so we can select genuinely similar completed sales. Compare competing listings separately, reviewing how their size, condition, and features differ from yours. Agree on what feedback and new comparable sales would prompt us to reconsider the asking price after listing.
