Choosing your asking price starts with recent sales of similar homes, not simply matching another listing. I want you to understand the reasoning behind that choice before you commit to putting your home on the market.
For Mound single-family homes, condominiums, townhouses and apartments, the latest market report gives a typical asking price among homes listed for sale of $775,000. The typical sale price was $390,000. The number of homes listed for sale in the latest market report was 84. Asking prices and sale prices describe different groups, so their difference does not establish a negotiated discount.
I would treat listed homes as competition to examine separately from evidence of completed sales. A higher asking price elsewhere does not establish what your home can sell for. Starting with an ambitious asking price means deciding how you will reassess it if the response falls short.
Gather details about your home's condition, improvements and features for a review of recent sales of similar homes. Examine competing listings with me to identify meaningful differences rather than copying their prices. Set a review point before launch so you have a clear process for considering feedback and any price change.
