Start with recent sales of similar homes, not a fixed discount from the asking price. I would review the home's differences with you before settling on an offer.
The September 2026 market report covers single-family homes, condos, townhomes and apartments in Excelsior. The median sold price was $850,000, providing townwide context rather than a valuation for the home you are considering. The report lists Sold to List Price % at 98%. Months of Inventory stood at 3.06.
Neither the median sold price nor the sold-to-list price percentage determines your offer. I would give greater weight to similarities in location, size, condition and features when discussing a reasonable offer range. Keep the price decision separate from the financing and inspection protections you need.
Review comparable sales with me, noting differences that matter before choosing a price. Confirm your budget and closing costs with your lender rather than planning around the asking price alone. Decide your maximum comfortable offer before negotiations begin.
