Choose an Asking Price for Your Fort Lauderdale, FL Home in October 2026
By Dick Lee
Fort Lauderdale, FLChoosing your asking price means balancing what you hope to receive with what similar homes support. My advice is to examine completed sales first, then consider how your home compares with listings buyers might consider.
For Fort Lauderdale single-family homes, condos, townhouses, and apartments, the September 2026 report lists Median List Price for active listings at the end of the month at $699,900. Median Sold Price for properties sold during the month was $555,000, compared with a Median List Price of $699,900 for active listings at month-end; these are separate medians for different property groups across the combined market, not paired asking and closing prices for the same homes and not a property-specific valuation or an individual seller's expected result. The report lists Sold to List Price % at 94.9%. Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount.
An asking price is a proposal, while completed sales offer evidence of prices actually paid. I would not use either citywide price as a valuation of your home without comparisons with similar homes. Starting with an ambitious asking price deserves careful consideration because you still need a clear reason supporting that choice.
Prepare a list of improvements and remaining repairs so we can review relevant differences when examining similar sales. Compare competing listings separately, noting how their asking prices relate to their size, condition, and features. Agree on what feedback would prompt another pricing discussion, rather than committing to a change before reviewing the circumstances.
