A useful asking price starts with recent sales of similar homes, then considers competing listings separately. Your home's differences deserve attention, and I would work through them with you.
For 33606 single-family homes, condominiums, townhouses and apartments, the latest market report gives distinct pricing measurements. The typical asking price among homes listed for sale was $1,099,999. The typical sale price was $975,000. The estimated value of a typical home was $844,060, a model-based estimate rather than a formal appraisal.
Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. A model estimate also cannot substitute for examining how your home's size, condition and features compare. I would use completed sales to support the price discussion and competing listings to understand the alternatives buyers can consider.
Prepare a list of improvements and known repair needs so our comparison reflects the home you intend to offer. Review recent sales of similar homes with me, noting meaningful differences instead of treating every nearby sale equally. Choose an asking price you can explain using those comparisons, then decide when to review inquiries and feedback.
