Choosing an asking price means balancing your goals with evidence about similar homes. My starting point is a focused comparison, not automatically matching a townwide figure.
For Elizabeth's single-family homes and condos, townhouses and apartments, the latest market report gives a typical sale price of $639,000. The typical asking price among homes listed for sale was $699,000. The estimated value of a typical home was $651,460. That estimated value comes from a valuation model and is not a formal appraisal.
None of these measurements establishes the right asking price for your particular property. I would give greater weight to recent sales of similar homes, reviewing differences in size, condition and features with you. Listed homes provide separate asking-price context, but their prices are not evidence of what a buyer ultimately paid.
Prepare a list of improvements, known repair needs and distinctive features so we can make meaningful comparisons. Review recent sales of similar homes with me and discuss which differences matter to your asking price. Choose an initial price and agree on how we will review inquiries and feedback before considering a change.
