Choosing an Offer as a Dyer, IN Seller in October 2026
By Trisha Potts
Dyer, INAn offer deserves attention beyond its price. When deciding whether to accept, counter or decline, I suggest weighing the terms against your priorities so the choice fits your sale.
Dyer's September 2026 report lists the sold-to-list price percentage at 97.7%. The median sold price was $347,750. There were 22 sales in September 2026. These figures cover single-family homes, condos, townhouses and apartments, providing townwide context rather than a verdict on an individual offer.
The reported sold-to-list price percentage does not determine whether an offer meets your goals. I would consider the money you would keep after paying the mortgage and sale expenses alongside the buyer's proposed terms. A higher offer price is worth examining carefully when financing requirements, inspection provisions or timing introduce tradeoffs you cannot comfortably accept.
Compare the offered price with recent sales of similar homes before deciding whether a counteroffer has a clear basis. Review conditions in the offer, such as financing or inspection requirements, and identify the decisions and deadlines they create. Confirm the proposed closing timeline with the professionals handling the transaction, then decide which terms you want to accept or counter.
