Set Your Paradise Valley, AZ Home's Asking Price for October 2026
By Jeff Setlow
Paradise Valley, AZYour asking price should reflect relevant completed sales while accounting for competing listings. Pricing a home is a consequential decision, and I'd start by understanding what makes yours comparable, then examining the alternatives a buyer would actually consider alongside it.
The September 2026 market report includes Paradise Valley single-family homes, condos, townhomes and apartments. The median list price of properties active at month-end was $5,495,000. The median sold price for properties sold during the month was $3,287,500. Asking prices and sale prices describe different active and sold groups, so their difference does not establish a negotiated discount.
I would not use either townwide figure as the starting price for your home without reviewing similar properties and understanding the differences that matter to buyers. Completed sales help ground the discussion, while competing listings provide a separate view of asking prices rather than proof that buyers will pay them. Starting with an ambitious asking price is a choice to discuss, not a substitute for evidence supporting it or a reason to overlook competing options.
Prepare a list of your home's updates and known repair needs so our comparison reflects its condition, including work that may not be obvious in photographs. Review recent sales of similar homes with me, then consider competing listings separately and identify the features that make your property meaningfully different. Choose an asking price you can explain through those comparisons and decide how you will review buyer feedback without treating every comment as equally informative.
