Choosing your asking price starts with similar completed sales, then a separate look at competing listings. I'll help you weigh both without treating a townwide price as your home's valuation.
Across Oak Park single-family homes, condos, townhouses and apartments, the September 2026 median list price for end-of-month active listings was $888,000. The report shows 44 active listings in the end-of-month snapshot for September 2026. The median sold price for the same month and property categories was $1,487,500. Asking prices describe listed homes, while sale prices describe homes that completed a sale.
Those prices do not establish a discount or indicate where your own asking price belongs. For your listing, I would give the greatest attention to completed sales with meaningful similarities in size, condition and features. Competing listings deserve a separate review because their asking prices are requests, not evidence of completed transactions.
Prepare a list of improvements and unresolved repairs so we can assess your home's condition accurately. Review recent sales of similar homes with me, identifying why each sale is relevant before discussing price. Agree on when to revisit the asking price and what buyer feedback or new comparable sales would warrant reconsideration.
