How to Price Your Holly Ridge, NC Home in October 2026
By Bill Frey
Holly Ridge, NCChoosing your asking price deserves more than picking a townwide number. Start with recent sales of similar homes, then consider competing listings; I'll help you weigh the differences that matter to your home.
The September 2026 figures cover single-family homes, condos, townhouses and apartments in Holly Ridge, North Carolina. The Median List Price for active listings at month-end was $392,900. The Median Sold Price was $350,000. The Median Estimated Property Value was $364,490; estimated property values come from a valuation model and are not formal appraisals.
Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. A model estimate also cannot establish the asking price for your individual property. A median describes the midpoint of its own group, not a guaranteed result for an individual home. My priority would be a price supported by similar completed sales, with competing listings considered separately.
Prepare a list of improvements and condition concerns so we can review how your home compares with recent sales. Examine competing listings separately, noting differences in size, features and condition rather than treating their asking prices as achieved results. Choose a starting price you can explain through those comparisons, and establish when to review buyer feedback. Discuss your preferred selling timeline and priorities with me so the pricing plan reflects both comparable evidence and the decisions you are prepared to make.
