A useful touring shortlist starts with your must-have features and acceptable compromises. Rather than filling your schedule, I'd focus our attention on homes that answer your most important questions, with a clear purpose for each visit and room to investigate concerns before preparing an offer.
The September 2026 market report covers Irvine single-family homes, condos, townhouses and apartments. The report shows 725 active listings at the end of September 2026, an end-of-month snapshot rather than a count of newly listed homes. The report shows 98 sales during September 2026, which is separate from the active-listing count. Reported months of inventory for September 2026 was 4.29 months, a marketwide supply measure rather than confirmation of any individual property's availability.
Those townwide figures do not establish which homes remain available or match your requirements, and they should not substitute for reviewing individual listings. I would use them as background, then verify each candidate before you commit time to a visit, keeping current status separate from the report's historical snapshot. A smaller, purposeful shortlist lets you examine meaningful tradeoffs without treating every attractive listing as equally suitable or assuming photographs resolve questions about condition.
Separate must-have features from preferences, and identify which compromises would make a home unsuitable before arranging visits. Confirm each candidate's listing status and available information with me so your touring plans reflect verified options rather than outdated assumptions. Record the same observations after each visit, including condition and layout, and flag questions that require documents, professional evaluation or a follow-up discussion.
