How Should Irvine, CA Buyers Set an Offer Price in October 2026?
By Ashley Kay
Irvine, CAStart your offer with recent sales of similar homes, not an automatic reduction from the asking price. I want you to understand the reasoning before committing to a price that fits your finances.
For Irvine single-family homes, condos, townhouses and apartments, the September 2026 Median Sold Price was $1,447,500. For the same property scope, the September 2026 Median List Price for active listings at month-end was $1,630,000. For September 2026 sold listings in that property scope, the report's Avg. List to Sale Price % was 97.46%. The list-price and sold-price medians describe different groups, so their difference does not establish a negotiated discount.
These townwide figures provide context, but I would not turn them into a formula for your offer. A review of recent sales of similar homes gives us a more specific starting point. Your financial comfort should remain a separate boundary, even when a comparison supports a higher price.
Choose the closest completed sales with me and review differences in size, condition and features together. Write down the maximum price you are comfortable offering after discussing payments and money needed at closing with your lender. Identify the financing and inspection requirements you need before deciding which terms to include.
