Choosing an asking price means deciding which evidence deserves the most weight. Let's begin with recent sales of similar homes, then consider how your home's condition and features affect that comparison.
Across Centennial single-family homes, condos, townhouses and apartments, the September 2026 median estimated property value was $677,990. The median sold price was $570,000. The median list price for active listings at month-end was $600,000. Estimated property values are model-based and are not formal appraisals; active-listing prices and completed-sale prices describe different property groups.
None of these townwide figures establishes the right asking price for your individual home. I would give the closest completed sales priority, then consider competing listings separately. Starting with an ambitious asking price should be a deliberate choice, not an automatic response to an estimate.
Gather accurate details about your home's size, condition and improvements so we can identify useful comparisons. Review recent sales of similar homes with me, noting differences in features rather than matching prices alone. Choose an asking price and decide what buyer feedback would prompt another pricing discussion.
