Set your asking price by comparing similar completed sales before choosing a number that reflects your goals. I want you to understand the reasoning behind that choice, not simply accept a suggested price.
The latest market report covers Fraser single-family homes, condos, townhouses and apartments. The typical sale price was $240,000, while the typical asking price among homes listed for sale was $269,950. The estimated value of a typical home was $244,900. That estimate is model-based rather than an appraisal, and asking prices and sale prices describe listed and sold groups.
None of these townwide figures establishes the right asking price for your particular home. My starting point would be a review of recent sales of similar homes, considering size, condition and features. Starting with an ambitious asking price deserves careful consideration rather than automatic approval.
Gather details about improvements and remaining repair needs so we can assess your home's condition accurately. Review similar completed sales with me, then consider competing asking prices separately. Decide how we will assess buyer feedback after listing so any pricing discussion has a clear basis.
