Choosing an asking price deserves more than accepting a home estimate. I suggest starting with recent sales of similar homes, then reviewing how your home's condition and features compare.
For Annandale single-family homes, condos, townhouses and apartments, the September 2026 median sold price was $785,000. The median estimated property value was $807,160. Estimated property values are generated by a valuation model and are not formal appraisals. Months of inventory stood at 2.1.
These townwide figures provide context, but they do not establish an asking price for your individual home. A model estimate and a completed-sale price measure different things, so neither should become your price automatically. My priority would be a defensible asking price that accounts for your home's differences without assuming every improvement adds its full cost.
Gather a list of improvements and known repair needs so we can discuss condition accurately, including work that may not be apparent in listing photographs. Compare recent sales of similar homes with me, then examine competing listings separately to understand their asking prices without treating those prices as completed-sale evidence. Decide which differences support your proposed price and what feedback would warrant revisiting it after listing, keeping your moving plans and financial priorities in view.
