More space is worth considering when it solves a specific need, not simply because a home is larger. We can define that need before narrowing your search.
The latest market report covers Aurora single-family homes, condos, townhouses and apartments. The typical sale price across that residential scope was $456,595. The typical asking price among homes listed for sale was $440,000. Housing supply, measured in months, was 4.17.
Those townwide figures do not price an additional bedroom or establish the value of a different floor plan. I would judge extra space by how you would use it before considering whether the price difference is worthwhile. A larger home deserves a careful cost review rather than an assumption that added square footage justifies stretching your budget.
Write down the activities your next home needs to accommodate and identify which rooms would serve them. During home visits, assess furniture placement, storage and room connections instead of relying on square footage alone. Compare similar homes with me and ask a lender to explain the proposed payment before changing your spending limit.
