Price Your Coral Springs, FL Home for Sale in October 2026
By Dick Lee
Coral Springs, FLChoosing your asking price means deciding which comparisons deserve weight. I would start with recent sales of similar homes, then review competing listings separately so your starting price has a clear foundation.
The September 2026 market report for Coral Springs covers single-family homes, condos, townhouses and apartments. The median sold price was $640,000. The median list price for properties active on the last day of the month was $262,500. The median estimated property value was $609,160.
Asking prices and completed sale prices describe different groups, so their difference does not measure a negotiated discount. Neither a townwide estimate nor a townwide sale price establishes what your individual home should be listed for. My recommendation is to connect your price to relevant sales and explain how your home's condition and features compare, while remembering that a model-generated estimate is not a formal appraisal and should not substitute for examining the evidence most relevant to your property, including the differences a buyer can see and the alternatives a buyer can reasonably consider, rather than treating the townwide measures as interchangeable descriptions of the same homes or as a shortcut to a defensible asking price for your particular listing, which deserves its own careful comparison before you make a decision about how to enter the market and respond to the feedback that follows from prospective buyers considering your home alongside the other choices available to them.
Prepare a list of improvements and unresolved repairs so we can review the home's condition accurately. Compare recent sales of similar homes with me, paying particular attention to size, condition and features. Review competing listings separately to decide whether your proposed asking price gives a prospective buyer a convincing comparison.
