Price Your Dallas, TX Home for Sale in October 2026
By Garland Best
Dallas, TXChoosing an asking price starts with completed sales, not simply matching another listing. Your home's differences deserve attention, and I can help you decide which comparisons genuinely support your starting price.
For Dallas single-family homes, condos, townhouses and apartments, the September 2026 report includes both listing and completed-sale prices. The Median List Price for active listings was $425,000. The Median Sold Price was $462,542. Those listing and sale prices describe different groups, so their difference does not establish a negotiated discount.
Neither median establishes the value of your individual home or tells you where to begin. I would use completed sales to assess pricing support and competing listings to understand the alternatives a buyer might consider. Starting with an ambitious asking price is a choice to examine carefully, not a substitute for explaining your home's differences.
Prepare a list of updates, known repair needs and features for our review of recent sales of similar homes. Compare competing listings separately, noting differences in size, condition and features rather than copying their asking prices. Decide what feedback would prompt a pricing review before you put the home on the market.
