Choosing your asking price means deciding which evidence deserves the most weight. I would start with similar completed sales, then review competing listings with you rather than let a townwide estimate decide.
The report dated October 21, 2026 lists Coram's median list price as $648,000. For single-family homes, condos, townhouses and apartments, the September 2026 median sold price was $600,000. The September 2026 median estimated value across those property types was $640,980. That estimated value comes from a valuation model and is not a formal appraisal.
Asking prices and completed-sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. A model estimate does not replace a direct review of your home's condition and features. My recommendation is to support your starting price with similarities and differences you can explain, not whichever townwide figure is highest.
Gather details about improvements and known repair needs so we can assess how your home compares. Review recent sales of similar homes with me, paying attention to size, condition and features. Consider competing listings separately, then choose an asking price supported by completed-sale evidence.
