Your starting price deserves more than a townwide benchmark. I suggest building it around recent sales of similar homes, then considering how your home's condition and features affect that comparison.
For September 2026, the Apollo Beach report covering single-family homes, condos, townhouses and apartments lists a Median Sold Price of $490,749. The Median List Price for active listings was $478,340. Months of Inventory was 5.56. List prices describe listed properties, while sold prices describe completed transactions.
Those price figures do not establish what you should ask for an individual home. I would give greater weight to sales with relevant similarities than to a townwide figure alone. Starting with an ambitious asking price also requires deciding how you will respond when property-specific feedback challenges it.
Review recent sales of similar homes with me, focusing on size, condition and features before choosing your starting price. Examine competing listings separately so you understand the alternatives a prospective purchaser could consider. Decide what feedback would justify revisiting the price rather than changing it without a clear reason.
