Start with the home, not a standard discount from its asking price. Your purchase deserves a closer look, and I can help you separate a reasonable offer from a number that simply sounds appealing.
For September 2026, Glencoe's market report covering single-family homes, condos, townhomes and apartments recorded a median sold price of $290,000. The median list price for listings active at month-end was $325,000. The sold-to-list-price percentage was 98.8%. Listing and sale prices describe different groups of properties, so their difference does not establish a negotiated discount.
I would use these townwide figures as context, then focus on recent sales of homes resembling the one you want. The sold-to-list-price percentage cannot set your personal offer limit. A reasonable offer also needs to account for condition without stretching what you can comfortably afford.
Review differences in size, condition and features with me before choosing a reasonable offer range. Confirm your budget with your lender, including the money needed at closing and any repairs you anticipate. Decide the maximum price you are comfortable offering and which financing or inspection requirements you need.
